How Does Asphalt Sealcoating Work?

So how does asphalt sealcoating work? When you hire ProCoat, we follow a series of time-tested steps to sealcoat your driveway or walkway. Our team has handled various asphalt sealcoating projects in the past, giving us the experience and knowledge to sealcoat quickly and effectively. We know what to expect from certain scenarios, anticipating problems and evolving our solutions to better fit your needs. Whether you’re in Vancouver or Abbotsford or Coquitlam, asphalt sealcoating performed by ProCoat involves the following process:

  • Block the Area– First we block off the area that is receiving the seal coating. We make sure the area is cleared of obstruction.
  • Clean the Area– On all of our sealcoating jobs, a power clean is done before the sealcoat application is applied. It’s important to remove obstructions to ensure the sealant bonds properly.
  • Prime the Area– The pavement is then inspected to evaluate its condition and select the most viable sealcoat procedure. Once evaluated, we cover areas with oil or chemical spots with primer.
  • Fill In the Area– Proper maintenance of the area is performed. We fill in any cracks and repair any defects we find.
  • Seal the Area– With repairs and defects addressed, our crew finally starts the sealing process. We apply the necessary number of coats and allow it to dry. Depending on the area and number of coats, the drying time may vary.
  • Inspect the Area– Lastly, we walk through the area with you to make sure you are fully satisfied with the job. Once you sign off of the sealing, we open up the area.

How Long Does an Asphalt Sealcoating Last?

The longevity of your asphalt sealcoating relies heavily on the age of the asphalt being sealed. It’s best to get your asphalt sealed somewhere between one to two years after you have the area paved or repaved with new asphalt, but you can actually seal it as early as 3-6 months after installation. This timing is most cost effective. Newer asphalt has asphalt binder and asphalt cement present on the surface which is what asphalt sealcoats adhere too. The more asphalt cement there is (like right after the initial paving process) the more the asphalt sealcoat has to stick to. With a good application, asphalt sealcoating should last about 3 to 5 years. Other factors that affect the life of asphalt sealcoating include the number of coats, the sealant product and the volume of traffic the area receives. One factor even includes how well the sealant was applied. ProCoat provides Vancouver, Coquitlam and Abbotsford asphalt sealcoating that is professionally applied by an experienced team every time.

What Happens to Asphalt with No Sealcoating?

Over time your asphalt sustains fine hairline cracks near the surface which if left unattended may grow. A sealcoat prevents water from seeping into those cracks, freezing and expanding to then create larger, more noticeable cracks. Often, when you think you need an entirely new driveway, we can merely sealcoat the area and avoid extra expense and downtime. The first time you see a crack or crumbling area of asphalt on your driveway, call ProCoat to keep the problem from becoming serious.
